Caretaking is a visual check of the house on a schedule we agree on. It is not a home inspection, an engineering opinion, or a guarantee against loss. We look, we take readings, we tell you what we saw.

The Check reflects what was there at the time stamped on it. Conditions change between visits, and we can only report what a person on site could see.

We need a way in: a key, a code, or a lockbox. Tell us when that changes. If we can’t get in, the visit still counts and the Check will say so.

Caretaking is billed monthly in advance. Outside work is billed at cost plus coordination, and you see the trade’s invoice. Anything beyond the agreed scope gets a quote and your go-ahead first.

Either of us can stop with 30 days’ notice in writing. Any prepaid month is refunded pro rata.
